The only way to realize a profit from RE is to cash out. That's hard to do when, like most homeowners, you own only one home. Your home may have appreciated by $500k, but so has any other home you would consider buying. Downsizing retirees and professional flippers were the big winners in this cycle, at the expense of first-time buyers, who have been completely priced out of the market.
My 19 year old brother owns a three bedroom, 650m^2 property.
